You can stay in the parking lot of the beautiful Rancho. Clean toilet and shower are available. Very friendly owner, who lives on the property with his family. Price now 15 USD for two adults. You find the entry road at N 12.414249; W 86.960413.

There are private rooms with AC and shower available. Very clean and spacious patio, Wi-Fi didn’t work at nighttime when I came, but was fast in the morning

Run down and not cared for. The pool is empty with no plans to fill it. Showers are basic and not cleaned regularly. $20 and $5 more for electricity that works intermittently. Barking dogs on the property.

We didn’t understand the hype of this place. We arrived on a Saturday a bit after 5pm to locked gates. Luckily an employee was leaving and let us in.

Veronica was the only one there. Didn’t feel super welcome, place feels kinda deserted. No level parking, everything is at a big incline. The pool is empty. All trails closed. We didn’t find it worth $15 USD. The cold shower is nice though. Awesome pressure.

We are currently waiting at the gate for more than 20 minutes trying to leave Sunday morning. Veronica called a guy to open it 5 minutes before we left and still nobody is here. Not sure why it’s locked on a Sunday afternoon anyway. She didn’t want to come down to open it with her key, but instead called a guy who isn’t on the property to open it? Confusing.

This is a superb place to chill out. The tree lined road leading up to the place sets the scene and it just gets better. You can sit on the big veranda watching birds and monkeys. it's a little slice of nature. I was lucky enough to celebrate my birthday with some great friend there. Axel and Veronica laid on a great evening with a lovely meal. Their hospitality was overwhelming . This is a place to go to .

Acsel, le propriétaire de la place nous a accueilli chaleureusement dans sur son terrain. On a pu s’installer sur une dalle de béton. Il y a des balançoires pour enfants et nos filles ont pu profiter du trampoline. Acsel a 2 jeunes filles, mais elles étaient malheureusement absentes lors de notre passage. Toilettes et douches (froides) sont propres. On a vu des singes capucins. Des petits sentiers de marches sont aménagés sur la propriété. Pour 300 córdobas, on peut se rendre à Léon en taxi. Excellent séjour. 15$ la nuit.

Acsel, the owner of the square warmly welcomed us on his land. We were able to settle on a concrete slab. There are swings for children and our girls were able to enjoy the trampoline. Acsel has 2 young girls, but they were unfortunately absent during our visit. Toilets and showers (cold) are clean. Capuchin monkeys were seen. Small walking trails are arranged on the property. We can go in Léon for 300 córdobas un taxi. Excellent stay. 15$ per night.

Superb welcome by this family which holds this ranch. The place is beautiful and quiet. The night costs 15$ with toilets, a clean shower and the wifi.
Our hosts have done everything to make us feel at home. I really recommend this place.

We arrived in the dark and noone was there so we decided to just park in the parqueo anyway. About an hour later, Axel and his family arrived and were totally cool with the surprise casa rodante parked up. We had the opportunity to move inside the property but we chose not to as we were already settled. We did make use of all the amenities and of course made some wonderful new friends. We shared lots of food and drink with them and our little one enjoyed the company of their two girls.

We spend such a good night in rancho! We stayed 2 nights. This place is wonderfull. You can park in the garden and you have a little breeze for sleeping. The owners and their little girls are so welcoming, helpfull ! I ve no word for describe them ! So if you want to visit Leon go to rancho it’s 10 min to go to the city and just 15min to go to the beach à las penitas ! Shower is good !

Google and mapsme didn’t bring us to the right road but it is easy to find because there are signs. Very very quiet. Convenient for going to Leon with a cab. 200C one way. 15$ / per night no matter the number of people. 20$ with electricity. I did ask for a laundry for 5$. One load. Very nice people. We stayed 3 nights and had the whole place for us. Big area where we could sit, watch a movie as well (cf photos). We recommend it !

Nobody there. Everything closed. They charged 15 $ and opened one bathroom with shower for us and never cleaned it . We stayed four nights and nobody was cared about us. The one señorita in the kitchen (for what?) does not have a clue about anything. So we had to organize everything ourselves. Felt a little bit alone. Pool had no water, trails were closed by gates very sad. Wifi only at the reception, electricity with a 30 meter extension cord.

Gorgeous place! Very quiet and lots of shade. Room for a couple of rigs. We arrived at the gate and it was locked but a neighbor came by and offered to go in and alert the people. In the mean time a worker noticed us and opened up. Very friendly owners and Mercedes is extremely nice. We had dinner there; ask in advance how much, because we wanted to pay the next mening and were quoted $15!!! Per plate (chicken, rice and salad) it was very good, but I almost fell over! We bargained down to $6 a plate. I got the feeling it was Mercedes setting the price, although she claimed that’s what her boss told her to charge!! But extremely nice place to stay

Excellent place to stay just a short taxi ride to Leon. No size restrictions for vehicles. Mercedes the housekeeper is an amazing lady and now a life long friend. Very friendly open family that you become a member of. Yes a bit pricey at $15 per vehicle and $20 with electricity. But well worth it. Fast Wifi and super clean shower and bathrooms. Trails around for hiking or horses. I came especially for the vetrenarian services to update shots for the dog and cats. She did them right in the RV. No trip into town in the blazing heat to try and find a parking spot for the rig.

This place unfortunately appeared a little bit abandoned to us. When we arrived, no one was there and even after 20 minutes of waiting nobody showed up. We couldn't figure out where to register or find anybody, so we left.

very quiet and secure place. Axel and his family are incredibly kind, offering the use of their bathroom/shower (cold water, but it's so hot here, it feels wonderful) and common areas (which are very nice). there is a kitchen, but we didn't ask to use and power, but we didn't ask to use as well...not sure if they're available, and if it's an additional charge..there is a pool as well, but there was no water in it at this time. there are also a couple of short trails to walk on the area as well. dog friendly. a great place to have some peace and quiet. $500 córdobas/night for two people and a dog.

Beautiful and huge property run by a very friendly family. The Matriarch is a veterinarian with an on-site lab. She is very affordable and super accommodating. We were able to plug in and run our AC, we also had clean restrooms and showers and use of the kitchen for 20$.The ranch offers many services such as horseback riding and tours. There are many lovely walking trails and it’s only 10 minutes to Leon and 10 minutes to beach. The housekeeper Mercedes is a real gem and will gladly help you with anything at all. We really enjoyed meeting this family and their animals.

We came here after a day of crossing two borders from El Salvador. We arrived late and they said it was $15 we didn't really have a choice but to agree. Lovely hosts, lovely ranch too. The pool is still not filled, but we got watermelon two fresh orange drinks and some home made liquor too! all in all a lovely peaceful place but probably wouldn't stay again based on the price.

Very nice and hospitable family. Space for a few Overlanders between shady trees, surrounded by nature, lots of birds. Very quiet at night except the frogs at the beginning of rain season. They just built a pool when we was there, unfortunately we couldn’t wait till they finished. Axel can call you a taxi to visit Leon. WiFi was very slow when we was there.

$12 US per rig. One of those magical IOverlander posts. A beautiful, peaceful ranch with monkeys, horses, Wi-Fi, electricity, immaculate shower/ washrooms and a simply wonderful family. Axel and Ivy were first class hosts. Ivy warmly welcomed us after we arrived late, Axel made us evening cocktails and their talented daughter even put on a dance performance. We ended up staying to nights and went for a horseback ride around the farm on day 2 ($2) An absolute must stop.

Best campsite in Latin America! You are treated as friends, can relax in the hammocks underneath the trees, watch birds (the beautiful Motmot for example), ride horses, visit colonial Leon (200 cordobas by taxi, if you prefer to leave the camper at the ranch) or go the beach in Polonia. There’s a short trail through the dry forrest. The family will also arrange various other activities or cook traditional food, on request.
The rate is 12USD for a camper and two persons, 1USD for every extra guest and 2USD for electricity (keep in mind that electricity is expensive for Nicaraguans).

This is a beautiful 170 acre family owned ranch. Jim, Gina, Alma, and Axle, are all extremely friendly, helpful, and accomodating. We needed a doctor visit and Alma set us up with an English speaking doctor. $30 for the office visit.

We rode horses around the farm, enjoyed fresh juices, coffee, and light breakfast each morning. We had electric and water at the parking camp site. They just finished 3 new bathroom with showers right at the campsites. Excellent bathrooms.

The sunsets are gorgeous, and the farm activity is an experience. Quiet peaceful nights, and good wifi. We could stream and catch up on picture uploads.

Quiet place, very well kept. I'm not here for anything but the electricity... so I negotiated the price at $10 for 1 person with power. Still a bit pricey. But, as mentioned, axel is really accommodating and friendly. The place is very nice and away from the hustle and bustle of either the beach or Leon.

Amazing ranch with a big parking area for any size rig. Beautiful property with clean bathroom and hot showers ( they have added the hot water recently). Everything is perfect here but the reason to come here is not the facilities; you should come here to meet the owner AXEL. We were lucky enough to meet his sister Alma as well ( she had come home to Nicaragua for a visit). This duo is what traveling is all about, great people with great esprit, the friendliest people one could ever hope to meet. I'm not going to get into the details of it but we are genuinely sad to leave them and go to our next stop. The bright side is we have made life long friends here in Nicaragua. Please come and meet them, stay at their beautiful ranch and learn about all the good things they have been and are doing for their community.
Last but not least, I have to mention his three dogs ( Emma, Lola, and Stitch) if you are a dog lover then to are in heaven these three are going to steal your heart, the most amazing dogs you could hope to meet on your trip ( three amigos).

Very nice place, we have rent two bedrooms with breakfast included for 50$ US. Axel and his family are really kind. It is clean and we can use the kitchen. 10km from Las peñitas, you can take a chicken bus 10Q per person.

As a lot of others before mentioned Axel is a really nice and helpful host and will keep you hydrated with juices and a good night rum. ;) The place is really nice too and you have the possibility to make a BBQ. Also there are showers and toilets which are clean but have a very low water pressure. Wi-Fi is also available and works pretty good. Electricity hook up was possible as well. We paid 15$ per night per car.

We had a wonderful stay at the Rancho. We stayed 3 nights in our car and left it one night at the ranch while volcano trekking. Camping with electricity is 15 USD, without electricity 12 USD, just parking the car was free. The ranch is beautiful and has everything: clean bathrooms, kitchen, wifi, electricity, water hose for filling the water tank, a BBQ grill. Also Axel is very nice and attentive, from time to time we got some complimentary watermelon or juice or rum. Leon is just an easy 10 km drive. All in all a bit pricey but well worth the money.

Axel and his wife run a wonderful rancho about 10 km south of Leon. They have dorms and rooms, but we camped on the property on a (almost) level concrete platform in the lush garden. We were the only ones there. Axel speaks a little bit English, but is very patient with beginners trying español. In the morning he brought complementary crackers with cream cheese and coffee, in the afternoon a plate of BBQ and in the evening quesedillas. Don't know whether this is standard, but it was very attentive. US$ 12 per night, super fast wifi, nice toilet/shower combinations (1 M/1 F), low water pressure, put enough to rinse the shampoo out. Filled up the water tank (takes a while, because of said water pressure). Easy drive to Leon (we parked on the street with medium sized van) or just relax at the rancho. Don't follow your GPS for the last stretch. At the very clear sign at the side of the highway turn right (coming from Leon). This is a Y, keep left (GPS took us right).
