Please note that this current location is temporary so don’t go by the reviews below. They are temporarily renting this house until they find a new property to set up a great camp again.
This place is a little untidy (which is understandable as they are temporarily renting). There are no kitchen facilities as per old reviews, and we had to change our mind and leave as it was FULL of hungry mosquitos even tho it was only 11am. We went to Clarissa falls, nearby but no mosquitos!
We found out why, later from the radio community announcements about Dengue/Zika asking you to stop breeding mosquitos by not allowing water to pool for more than 4 days.
This yard had puddles which were lined with dark green algae, so obviously water was sitting around for much more than 4 days and breeding all the mosquitos.

I am sure they are great hosts and when they move into their own location, they will set up a beautiful camp again, as per the great reviews below. Stay tuned for their move.

Everything is as mentioned. great stop! Bill an Laurie are super friendly and very caring. they had no issues with us staying a little longer in the day to get ourselves sorted. it was such a pleasure to have met them. we would definitly come back here.

What a wonderful stay! We camped on Bill & Laurie's property for one night and they were so kind. The guest house has a kitchen with refrigerator and stove, bathroom with shower and hot water and seating (including an indoor hammock). Plus fantastically fast wifi. An Overlanders dream. $15 USD to camp

wow, well worth the 15 USD for a camper for 2ppl, hosts are so amazing. hot shower super fast internet, kitchen and a nice place to chill. the most amazing hosts you'll run in to!

Maps.me will take you to a miserable looking place with a yellow schoolbus. That’s not Cozy Farm!! The gate next to it is the entrance. no sign. There is a wooden letter box on the left gate post. Honk your horn if it is lockend, better still, send an email the day before.

A wonderful place: I slept in my car but was allowed the use of the cabana. Stove, fridge, hot shower, porch with mosquito netting.
Laurie and Bill received and treated me like a friend and even invited me for a gourmet dinner in their house. The best food in many months of travelling. I stayed longer than planned.Many thanks!!

Lovely place with lovely hosts Bill and Laurie. They warmly welcomed us on there property and we had great evenings spending time with them! We could use the cabin with mosquito screens and a nice bathroom with one of the best hot shower we had on the road. The internet is super fast, nice for Netflix on colder days.
Our dog loved it here as well. He felt like home in the cabin and could stroll around freely in the garden which he had to share with the two old furry ladies and cute little dog Scraps.
To go here, don’t follow the gps. From the main road it’s best to enter the village through the cement road across the ferry. Drive to the soccer field, turn left and then right and again left (a dirt road that leads to here). They have a map on there website.

We stayed here 2 weeks while waiting for RV parts. Cozy Camping is our favorite spot to lay-up and recharge. Bill and Laurie are the best hosts. They know everything about this area. Their WiFi here is the best in Belize. This is a perfect place to stop going to and from Guatemala as it is only 10 minutes from the border.

Super quiet spot and only 10 minutes from the Guatemala border. Good ac power, will run a 13500 BTU ac unit. Town water hookup. All around the perfect spot to park.

wonderful little Oasis from the road. Bill and Laurie are excellent hosts. You can have access to the cabin, the kitchen, the bathroom and the screened in porch which is perfect to enjoy the excellent WiFi. It is quiet with lots of wildlife, we saw an agouti and basilisks sparring. Walking distance to Xunantunich, restaurants and the river. Highly recommend.

This a great spot. Quiet, away from the main road, excellent wifi with water and power available. Bill and Laurie are the best hosts. They have a lot of knowledge about all the festivals and things to see and do.

Stopped 2 nights. As we are self sufficient we were able to stay, friends of Bill and Laurie were staying in the cabana.
Super friendly people. We were able to join them on a trip with their friends cave tubing and were invited to dinner when we all got back.
If you visit and need info on what's available to do locally speak with Bill and Laurie as they have contacts.

A nice spot to spend the night prior to crossing border. Walking distance to a couple of restaurants. The cabin is great...parked right next to it and used the large sitting area to chill out for a bit. Bathroom and hot showers. Super friendly hosts too!

We really enjoyed our two nights in the cozy cabin of Bill and Laurie. They have a great spot under the mango trees and the cabin is pure luxury after a long time on the road: hot shower, huge living area, oven, fast wifi! They were really welcoming and Bill even helped me with fixing up a leaking roof window. Great folks, definitely to recommend!

Perfect place! Bill is very friendly and helpful although his family was visiting (he took us to the border for our insurance, they gave us some extra pizzas, etc.) as we were the only ones, we could use the cabin for the price of the camping (15usd for 2). It was perfect ‘cause we had days of very strong rains, and it was nice to be out of it and from the mosquitos for a time! Very fast wifi and warm shower, couldn’t recommend this place enough !!! We had sent a email before and he appreciate it, maybe this way you could know if the cabin is free ;)

Extremely generous and friendly couple, we felt like we were visiting welcoming grandparents, especially our daughter who kept jumping into their arms giving them big hugs when it was time to go. The accommodation is great because you have a little cabin to use with kitchen and bathroom, as well as your van. At some point in future they will start renting out that cabin so that will eventually change.

We made it in to this one!! They found our email and replied. We showed up and settled in. WOW!! These folks are amazing. In addition to excellent hosts, they offer a cabin with a hot shower, kitchen, screen room, electrical hook up for the camper and they LOVE dogs! The route through town is a bit narrow, but once you're here there is plenty of room. This would be ideal for bikers or motorcycles who need a break from the rain, too. If you are crossing the border, these are the people to stay with before you go! Paid $30Bzd per night with electric.

Amazing place. We stayed for two nights. Clean bathroom. Wifi was excellent. The hosts were super friendly and welcoming. They gave us mangos and ginger and help us with the photocopies for the border crossing.
Make sure you take the concrete road to the campsite! Google maps lead us via back roads our truckcamper did not fit through. Coming from San Ignacio, take a left at the hand'cranck ferry (xunantunich sign) go straight till the soccer field, take a left and next right. The next left will take you on a dirt road leading to the campsite.
We really enjoyed our stay. Perfect spot before or after the border crossing!

Bill and Laurie have a great place, tucked behind the town football pitch up on the hill in San Jose Succotz and made us really welcome. A good place to stay for a visit to Xunantunich or if you want to cross the border into Guatemala early. We aimed to do both in one day and ended up staying for two. We parked in the shade and had use of the cabana, it's kitchen and bathroom, electric and very fast wifi. The running Hot water was a luxury for us. We were lucky enough to discover a scorpion lives down the bathroom sink. Very amusing and interesting but I fear Bill and Laurie may have moved him along by the time you read this. A great stay.
